Uniform Rental Screening Standards

All applicants are evaluated consistently and uniformly using the same screening criteria, regardless of source of income. Approval is based on the applicant’s ability to meet the following non-discriminatory requirements:

  1. Completed Application
  2. A fully completed rental application for each adult (18 years or older) who will occupy the property.
  3. Identity Verification
  4. Valid government-issued photo identification.
  5. Rental History
  6. Verifiable rental history demonstrating satisfactory tenancy, including timely rent payments, proper care of the unit, and compliance with lease terms.
  7. Credit History
  8. Credit history will be reviewed as part of the overall application. Credit is evaluated holistically and not based solely on score.
  9. Income & Rent Responsibility
  10. Applicants must demonstrate the ability to pay their portion of rent and other lease obligations. Lawful housing assistance, including housing vouchers, is considered income.
  11. Background Screening
  12. Background screening is conducted in compliance with applicable California law. Any adverse information is evaluated on a case-by-case basis and consistent with legal guidelines.
  13. Occupancy Standards
  14. Occupancy limits are set in accordance with local, state, and federal regulations.

Housing Assistance / Voucher Program Disclosure

Applicants who participate in housing assistance programs (including Section 8 or other housing vouchers) are welcome to apply. Approval is subject to:

  • The applicant meeting all standard rental screening criteria
  • The housing authority’s approval of the unit, tenancy, and rent amount
  • Successful completion of any required housing authority inspections
